The Broadmoor is the nicest hotel in all of Colorado. Some would say it rivals the best in the country. Across the street from the Broadmoor Hotel and Golf Club, there are fairly new 4-million to 5-million dollar condos- called the Brownstones at the Broadmoor. The unit we restored is shown below. This was one of the two units owned by the owners of the Broadmoor Hotel.

This was an interesting and a bit unusual project for us in that we usually don’t see rot this bad in an entry way unit. With this owner, challenges over the recent past had prevented them from attending to the door and so rot migrated from the outside of the frame and infected the inside of frame and both sides of the bottom of the door itself. We performed Door Surgery and cut out the rot on the outside of the frame, removed the rot and epoxied the inside of the frame and sides of the door. We applied our hand-rubbed oil finish to this door and as you can see from the photos at the bottom, the wood grain came through beautifully. This was a custom door and frame from Santa Fe, and in only a few more years it would have been necessary to replace this unit. To add to its value the husband had personally created stained glass inserts that fit in the sidelight windows. This unique door set is now safe and protected with years to come with only an hour of so of maintenance by the homeowners each year.

This door was refinished one year ago by a painter. Notice the sanding gouges around the handle and peep hole. They didn’t even remove the hardware. The door was sanded in place, without even being removed from the hinges. Notice the qualitative difference after we refinished this door. We created a custom grey-toned stain to match the surrounding stones.

Notice the gouges around the hardware and the lousy finish- all the result of improper preparation.

The result- a smooth finish and even staining that connected with the grays in the surrounding stone.

Before
Entry Way finish had yellowed as does almost all hard finishes available to the retail market today. Also notice the extensive sun damage that was done.
Refinishing Mahogany Doors is Very Tricky
The mahogany was extremely variagated after the first coat of stain. The homeowner wanted a uniform look. To remedy this we masked the variagated sections and applied custom complimentary colors to make the doors more uniform in color. Notice the panel on the right compared to the 2-panels on the left.
After Our Process
Notice the uniform color and the wonderful satin sheen. With a quick application of oil ragged on each year, this entryway will look this good 10-years from now.

A Quick Note on Refinishing Mahogany Doors: Mahogany is extremely variegated. This means that there are many different degrees of wood darkness or lightness as well as reds and greens. To blend in these differences it is imperative that the finisher knows how to customize color with both pigments and dye stains. Since we carry a full line of both pigments and dyes we are able to handle these difficult wood species. Check to make sure your finisher has the capability to do this before paying them to finish your door or you will be disappointed, especially if it is mahogany.

Project Notes: On this job, we also refinished the interior of the entryway. Unfortunately the lighting was too bright coming into the house from the outside so the detail on the inside of the door did not show up do to the glare from the windows. The interior did come out factory-grade, incredibly smooth and a very rich espresso color.

A note about exterior kickplates: I usually encourage the customer to remove kickplates as they can act similar to bras on cars. Moisture gets behind them and they can rot out the wood. They also detract from the elegance of the door. They can have their places in commercial settings — but as a rule, I would encourage you to remove them from your residential entryway.

Project Notes: In this project the finish on the sidelites was only selectively failing. Since we were matching the original color, we were able to just strip the areas that were pealing and leave the original finish in those areas. With our custom color matching expertise we came in at a price very close to what a painter had bid to paint the beautiful mahogany entryway. The customers were really glad that they had not painted this unit when they saw the furniture-grade finish we were able to give them at a cost comparable to painting.
